In principle the procurement system determines the overall framework of responsibilities and authorities for participants in the construction process and is a key factor contributing to project success and hence client satisfaction. Since each procurement system has its distinctive characteristics and advantages, there is hardly any single best system that could suit all kinds of clients and projects needs. The selection of procurement system therefore becomes a very important task for clients, as employing an inappropriate procurement system may lead to project failure. The objectives of this study are to identify the types, success factors and problems of procurement system use in Malaysia, and more specific at Jabatan Pembangunan dan Pengurusan Harta (JPPH), University Malaysia Pahang (UMP). To achieve the objectives of this study, data collection was carried out by doing some research through journals and articles, doing interview, records and provide questionnaire that had distributed to the involved person in JPPH, UMP. The data through questionnaire then will be analyzed using frequency index and average index. The result from the study show the most successful factor on client’s sight is client gives a clear specification they needed, while the most success factor on contractor’s sight is have experience in procurement system. The most critical problem in procurement system from this study is on the time aspect. As a conclusion, the procurement system is the important part in construction industry as a client chooses the right procurement method it will contribute to the success of a construction project hence client’s satisfaction.
