Project abandoned in Malaysia is not a new thing in Malaysia’s construction. There are so many issues about abandoned project nowadays that we can hear from news, television, radio and mass media. Generally, many parties thought that abandoned projects were happened because of some factors such as the financial problem of a developer, poor marketing and sales from the management, and crisis within the development company including disputes between shareholders and other parties. How true if these statement can be possible? This research is to fulfill the three objectives which are to study the problems of abandoned project in Malaysia, to identify the critical factors of abandoned projects in Malaysia and to rank the factors of abandoned projects in Malaysia. The methodology of doing this research is by literature review, industrial visit, interview, and distribute the questionnaires survey. Frequency analysis and average index will be used for this study to analysis data. The limitation of this research study is been narrowed down to the Klang Valley and Kuantan area which covers the state of Selangor, Pahang and Kuala Lumpur. There are four critical factors are known to be a major factors that lead to the abandoned projects. Those factors are location, lack of experience, financial and lack of management. As a conclusion, this study will make a new perspective to many parties so that they will realize and reduce the mistakes that lead the project to be abandoned. Besides, the findings of this study will give an opportunity to every party that involved in the construction to prepare and alert with the critical factors of abandoned projects.
