520 3 _aCondensation-induced moisture buildup on building surfaces can result in the growth of mold and fungi, which over time can pose major health risks and cause structural degradation. This study assesses the performance attributes of Anionic Emulsified Modified Bitumen (AEMB) as a possible coating and insulation material in order to address this problem. Industrial-grade bitumen recycled base oil, sodium dodecyl sulfate, an anionic surfactant, and deionized water were used in the formulation of AEMB. By using recycled ingredients, the formulation sought to improve adhesion, durability, and thermal resistance while preserving environmental sustainability. To describe the physical, chemical, and performance characteristics of AEMB, a thorough experimental methodology was used. While the chemical characterisation was carried out using Fourier Transform Infrared Spectroscopy (FTIR) to ascertain functional group compositions, the physical tests comprised drying rate, moisture content, flash point, adhesion strength, and stability analysis. The long-term durability and insulating effectiveness of AEMB were also assessed using performance tests, including aging and heat transfer evaluations. The findings showed that AEMB is a promising substitute for traditional industrial bitumen emulsions due to its high stability, robust adhesive qualities, and efficient thermal insulation capabilities. Ageing studies, however, showed that AEMB degraded more quickly over time, highlighting the need for additional formulation improvements to increase its lifetime. Notwithstanding this, the study demonstrates that AEMB with formulation of 1.5 wt% of Sodium Dodecyl Sulfate and 5.2 wt% of deionized water has a great deal of promise as an environmentally benign and efficient coating and insulation material, with useful uses in infrastructure and building projects. Future studies should concentrate on refining the formulation to increase its longevity while preserving its affordability and environmental advantages.
