With BIM technology, an accurate virtual model of a building is constructed digitally. BIM can be used in all discipline involved in construction which are architecture, structure, mechanical, electrical and plumbing. This research will focus on mechanical discipline which is for heating, ventilation and air conditioning (HVAC) system. Many contractors and companies still use 2D drawings and are starting to realize a 3D modelling can save time and money. Construction by using conventional method or 2D drawing uses many separate documents to explain a building while BIM assembles all information into one location. It is a centralized database model. Besides that, BIM-3D model provides better visualization of a building in term of management and planning compared to conventional 2D drawing. A case study was adopted from an administration building project in Kuala Terengganu. The aim of this study is to explore the BIM model based approach by developing HVAC system model, and comparing BIM method with conventional method. The process of developing the model was done by using Autodesk AutoCAD and Autodesk Revit software. By using this BIM based model approach, researcher believe that it will helps construction project teams for better project coordination, management and planning in the future construction.
