Design and Build system has become a significant alternative to the more traditional Design-Bid-Build though the level of its use varies from country to country. In local construction practice, the use of Design and Build method is rapidly increasing in both public and private sector. The rising popularity of Design and Build system is due to its advantages with regards to project duration, project cost and solutions of project problems. Unfortunately, besides its superiorities, Design and Build turns to be a risky contract system for both the owner and contractor unless the risks are identified in advance and managed throughout the project. The aim of this study is to know the success factors for Design and Build contracting. While, the specific objectives of this study are to study the implementation between Design and Build contract and conventional contract in Malaysia, to identify the success factors and to rank the success factors of Design and Build project. The questionnaires were distributed by hand to the contractor Class ‘A’ and grade 7 and government bodies such as Public Work Department (PWD), Ministry of Home Affairs and Ministry of Education Malaysia in Klang Valley. The data from the questionnaire survey was analyzed in percentage and value of index by using frequency analysis and average index analysis. This study has showed that many factors can contribute to the success of Design and Build project. Results of the survey indicated the most important factors of Design and Build contract is project team commitment followed by contractor’s competencies, client's competencies and lastly risk and liability assessment. In conclusion, determination of Design and Build project as success factors is very important aspect of this study so that it can be used as guidance to practitioners/contractors that involved in Malaysian construction industry. Besides, it is also hoped that these findings can be used to overcome the factors that cause the contractors not to choose Design and Build contract and hopefully it will give some information and a new perspective about Design and Build contract to the contractors and construction industry in Malaysia.
